Tax Due Dates
- Taxes are due: Last business day of March and September.
- Bills are mailed or emailed the first week of each of those months.
How to Pay Your Taxes
- In Person: Cash, cheque, or debit (credit cards not accepted).
- Drop Box: Secure 24/7 drop-off in the front lobby (no cash, please).

Pre-Authorized Payment Plans
Two convenient options are available:
- Monthly: Payments withdrawn on the 15th of each month.
- Installments: Payments withdrawn on regular tax due dates (March and September).
To enroll:
- Complete the Pre-Authorized Payment Plan Application.
- Include a VOID cheque.
- Submit by email to tax@augusta.ca or bring it to the Township Office.

You can now sign up to receive your tax bills by email instead of regular mail, and the process is quick and easy through our online sign-up form.
To opt in for email billing, simply complete the Email Billing Sign Up Form.

Frequently Asked Questions
How are my taxes calculated?
Property taxes are calculated by multiplying the assessed value of your property by the municipal, county, and education tax rates. Some properties may also include additional charges (e.g., for streetlights or local improvement levies).
Formula:
Assessed Value × (Municipal Rate + County Rate + Education Rate) = Total Tax Amount
The tax rates are approved annually by Council and reflect the needs of the Township and upper-tier government bodies.
Municipal Tax Rate: Set by the Township Council to fund local services such as public works, fire services, and parks.
County Levy: The County portion of your tax bill represents levies made by the United Counties of Leeds and Grenville. This helps pay for services such as road maintenance on County roads, the Health Unit, ambulance services, and social services. The County rate is set by the County Council. School Board Levy: The school board portion of your tax bill allocates funds for education purposes. You have the option to specify which school board your taxes are directed to: English Public (EP), English Separate (ES), French Public (FP), or French Separate (FS).
Understanding how your taxes are calculated ensures you know where your funds are going and helps you make informed decisions about your property.
What do the different tax classes mean?
Each property is assigned a tax class by the Municipal Property Assessment Corporation (MPAC), which determines the applicable tax rate.
Examples:
R = Residential
C = Commercial
F = Farm
I = Industrial
T = Managed Forest
Some properties may be split into more than one class. Each class is taxed at a different rate. Residential and farm classes typically have lower rates, while commercial and industrial properties are taxed at higher rates.
What if I pay late?
Late payments are subject to interest charges of 1.25% per month on the unpaid balance. Interest is applied on the first day of each calendar month until the account is brought current. Please note, interest is only applied to the unpaid balance and not on any accumulating interest.
Example: If $500 is due September 30, and unpaid, a $6.25 interest charge is added on October 1. This interest continues to accumulate monthly until paid in full.
How is interest applied to arrears?
Payments are applied first to outstanding interest, and then to the principal tax amount. The principal amounts are paid in order from the oldest balance to the most current.
For example, if you owe $500 and have accrued $12.50 in interest, and you make a payment of $500, the breakdown would be as follows:
$12.50 goes toward the interest
$487.50 is applied to the oldest tax balance
$12.50 remains outstanding
Interest will continue to accrue monthly on the remaining balance, and the oldest principal amounts will be paid first.
How do I change my address or notify of a property sale?
If you have moved or sold your property, please notify the Township in writing.

How do I update my address or redirect my tax bill?
Typically, your lawyer will request a tax certificate from the Township during the closing process. However, the Township will only update property ownership records once we receive formal notification from MPAC or a lawyer with a registered deed, based on information registered with the Land Registry Office.
Until the ownership transfer is reflected in our system, you may still receive a tax bill. The Township will update the property records once the necessary documentation is received.
What if I experience property damaged by fire or loss— will my taxes be adjusted?
If you have lost a structure due to fire or another event, you may be eligible for a reduction in your assessment under Section 357 of the Municipal Act.
To apply, complete a Form 357/358 and submit it to the Township Office. These forms are available online or by contacting us directly.
How do I change school board support?
To change the school board you support (e.g., English Public, French Separate), you must complete the Application for Direction of School Support and email or mail to directly to MPAC.

How do I appeal my assessment?
You can file a Request for Reconsideration with MPAC if you believe your assessment is inaccurate. This must be submitted within the deadline for the tax year in question, this must be done 90 days after receiving a notice of assessment.
