Tiny Homes in Augusta Township
Tiny homes offer an innovative and affordable housing option. They may serve as either a primary dwelling or as a Secondary Residential Suite/ARU on a property, provided that zoning and building requirements are met.
Where Are Tiny Homes Permitted?
Tiny homes are permitted in all zones where dwellings are a permitted use of land under the Township of Augusta Zoning By-Law.
They may be used as:

A Secondary Residential Suite/Additional Residential Unit (ARU), provided the property meets all related zoning provisions

Tiny homes must comply with all applicable zone standards, including:
- Minimum setbacks
- Maximum height
- Lot coverage and other zone-specific provisions
Definition
Under the Zoning By-Law, a tiny home must be a building. The following do not qualify as tiny homes:
- Recreational trailers
- Mobile homes
- Seasonal cabins or cottages
- Shipping containers
Minimum Size
A tiny home must meet the minimum room size requirements set out in the Ontario Building Code. In general, the dwelling must be at least 17.5 square metres (188 square feet) in total floor area.
Ontario Building Code Compliance
Tiny homes must comply with all provisions of the Ontario Building Code, including structural, electrical, and energy efficiency standards.
Sewage System Requirements
All tiny homes must have an approved sewage system, whether connected to municipal services or a private system (e.g., septic). The South Nation Conservation Authority has approved the Township’s new sewage system, supporting improved infrastructure and environmental sustainability.
