Zoning By-Law
A Zoning By-law is a legal document that regulates how land can be used in Augusta Township. It outlines what types of buildings are allowed in specific areas and sets rules for how those buildings must be positioned, sized, and used.
Zoning By-laws implement the vision of the Official Plan on a day-to-day basis by setting detailed, enforceable rules that apply to all properties in the Township.
What Does the Zoning By-law Regulate?
The Zoning By-law determines:
How land may be used (e.g. residential, agricultural, commercial)
Where buildings and structures can be located on a lot
What types of buildings are permitted and how they can be used
Minimum lot sizes and frontage
Parking requirements
Building height limits
Setbacks from roads, waterbodies, and property lines
These rules apply to all development and construction in the Township. Any proposal that doesn’t meet the Zoning By-law cannot proceed without an approved amendment or minor variance.
Zoning and the Official Plan
The Official Plan sets out the Township’s long-term vision for land use and growth. The Zoning By-law enforces that vision with specific, detailed regulations. All zoning must conform to the Official Plan.
If a proposed development doesn’t align with the Official Plan, an amendment to both the Official Plan and Zoning By-law may be required.

Applying for a Zoning By-law Amendment
If your development proposal doesn’t comply with the current Zoning By-law, you may need to apply for a Zoning By-law Amendment. This formal process ensures that all land use changes meet the requirements of the Ontario Planning Act and align with the Official Plan.
Before submitting an application, you should contact Township planning staff for guidance and to determine whether an amendment—or another process like a minor variance—is needed.
